과거의 흔적과 공존하고자 하는 부동산 회사의 실험적인 임시 판매공간

‘에이 스페이스’는 건축디자인 회사인 플래저 프란츠 스튜디오에 의해 리모델링된 매력적인 공간이다. 당초 영화관으로 사용되었던 400㎡ 면적은 용도를 다해 부동산 중개소의 임시 전시공간으로 바뀌게 된다. 이에 건축가는 기존의 건물의 골조를 그대로 노출시키고 건축주의 부동산 상품 판매를 위한 효과적인 공간으로 변화시켰다. 산업 특성과 고품질의 자재가 공생하는 가운에 차별화된 쇼룸의 공간으로 대탄생하게 된다. 이를 위해 건축가는 기존의 공간을 허물고 천장을 제거함으로써 8m에 달하는 높은 공간을 얻어내었다.

한 꺼풀 베껴지고 덩그러니 남겨진 공간에는 수십 년간 진행되었던 건물의 수리작업들이 고스란히 독특한 재료의 물성으로 남겨져 있었다. 이에 건축가는 앙상하게 드러난 노출된 벽과 바닥, 천장을 그대로 노출시킴으로써 표현된 과거의 흔적들을 되새겨 놓고자 하였다. 천장의 상부에는 최고 5m에 달하는 실 커튼이 상담 공간 위에 매달려 개방된 공간을 채우고 있다. 이러한 실 커튼의 공간 구조는 정해진 파티션으로 구분되지 않은 회의실과 상담실의 영역을 상층부에서 구획해주는 역할로 작용한다.

공간의 한쪽 끝 지점 벽면에는 A 모양의 설치물이 20년대 영화관의 전광판 이미지를 상기시킨다. A 모양 안에 밝은 전구를 설치하여 본래 공간이 가지는 기능을 드러내고자 한 것이다. 부동산 전시공간을 방문하는 고객들은 입구 벽면에 걸린 시내 지도를 볼 수 있다. 이어서 전개되는 내부 공간의 벽면에도 판매하고자 하는 건물 모형과 평면도가 홀과 벽면에 정리되어 있다. 전시공간의 모든 테이블은 검은색 철재로 제작되어 세련미를 풍긴다. 공간의 한쪽에는 작은 바가 마련되어 있어 상담과 더불어 자유롭게 음료와 스낵을 즐길 수 있다. 또한, 어린이 방문자들로 하여금 지겨움을 덜어주고자 어린이 전용 코너도 마련되었다.

에이 스페이스는 짧은 기간 내에 저예산으로 만들어낸 효과적인 부동산 판매 공간으로 다가온다. 그 속에는 과거의 흔적을 무조건 없애기 보다는 그대로 살리고 현대적인 감각에 맞게 재구성하고자 하는 건축가의 참신한 아이디어를 엿볼 수 있다. ANN

A space – a temporary showroom for ziegert immobilien. A former movie theatre, in a previous industrial building in berlin mitte has been fully redesigned and given a new image. The location is now home to a temporary showroom for real estate agent ziegert. The berlin based architecture and design firm plajer & franz studio took over the recreation turning ‘A SPACE’ into a real eye-catcher with convincing charm. A fascinating symbiosis between industrial attributes and high-quality materials is responsible for the distinctive character trait. To achieve this the original space has been gutted, the inserted ceiling removed and a room with almost 8 meters ceiling height - corresponding the original state as a theatre screen - created. The wal ls have been left in its‘ primar, brick-lined condition showing the exposed brick wood including traces of repair works from the last decades.

Seating furniture are made of dark oiled standard industrial palettes, yet covered with a premium-quality upholstery. All tables(loungetable, exposétable, model-tabel) are made of black steel; the bar at the end of aleppo pine. Noble, up to five meters long thread curtains hang above the counseling islands and serve as partitions structuring the space. a light bulb installation in the shape of an A reminds us of illuminated advertising known from cinemas of the 20s and in thus reveals the original function of the space. The showroom serves the presentation and sale of lofts in the arkona courts(the location of A space), which have been built by natulis and are being marketed by ziegert immobilien.

The design had to correspond this functional purposes and offer spacious presentation opportunities as well as lounge areas for client communication. A city map of the area greets the customers at the entrance while a model of the building and floor plans on the walls are giving a visual idea of the apartments for sale. At the end of the spacious open space is a small bar for drinks and snacks accompanying consultation. Also the youngest visitors will no get bored… a kid’s corner awaits them. A space came into being within a very short period and on low-budget. However, the contemporary and sophisticated atmosphere of the space will surprise and excite clients and passersby for at least three month!
