컬러풀한 블록형 수직마을 ‘뉴욕 라디오 호텔 앤 타워(Radio Hotel and Tower, New York)’의 내부 공간 탐색

맨해튼 스카이라인에 극적인 영향을 주는 동시에 도시의 맥락성을 이어가는 복합건축물 디자인 방식, 8개의 서로 다른 컬러 벽돌 스택을 절묘하게 수직적으로 적층시켜 구현한 다채색의 수직마을

After the soft opening at the end of July, Radio Hotel and Tower opened last week in New York’s Washington Heights neighbourhood with a celebratory block party for local residents and entrepreneurs. Designed for developer Youngwoo & Associates with Stonehill Taylor as the architect of record, the building is the first completed building by Dutch firm MVRDV in the United States. The building has a dramatic impact on the skyline of upper Manhattan, yet its design responds sensitively to the neighbourhood and adds much-needed hotel, office, and hospitality amenities that were missing.

The distinctive design comprises a stack of blocks that match the size of the buildings in the immediate context, clad in eight different colours of glazed brick. This design approach creates a vertical village so that the building does not overwhelm the surroundings, as is so often the case when individual buildings are larger than their neighbours. The stacked shape has the added benefit of providing multiple outdoor terraces, with every block having its own outdoor space on the roof of the block below.

The building’s bright colours are a further nod to this part of the city, referencing the shopfronts of the vibrant neighbourhood. The brightest colours ― bright green, yellow, blue, red, and orange ― are found on the upper blocks, while more muted colours ? plum, teal, and grey-brown ― greet visitors at street level.

“Washington Heights has a unique and exciting character, very different from the other Manhattan neighbourhoods further south”, says MVRDV founding partner Winy Maas. “The design of Radio

Hotel and Tower is inspired by that character ― we took the smaller blocks that are typical in the neighbourhood and stacked them into a vertical village. Add to that the bright colours that you see all around the area, and the project is like a beacon celebrating this part of the city.”

Inside, the 221-room Radio Hotel will serve as an important hub for those travelling for conferences hosted by the Yeshiva University and the New York Presbyterian Hospital, both of which are located nearby. The hotel’s interior design by Workshop APD takes the exterior as its inspiration, matching the brightly-coloured bathrooms to the colours of the blocks. In addition, the building includes ground-level retail, and over 16,000 square metres of office space. On the 12th floor, in the blue block, is Above The Heights, a dedicated event space suitable for everything from weddings and reunions to bar mitzvahs and quinceaneras, with the adjacent rooftop terrace boasting spectacular views of Manhattan.

“We put 300 million dollars into developing Radio Hotel and Tower - for that investment we could have easily constructed a building in downtown Manhattan,” says Margarette Lee, partner at Youngwoo & Associates. “We chose this location because we believe in the neighbourhood, and we have a chance here to have an impact. Seventy percent of the employees at the hotel and restaurant are from the neighbourhood; our presence here will result in a significant economic input to the community.”

The building also hosts a range of facilities for food and entertainment, including Jalao NYC, which celebrates the neighbourhood’s local Dominican culture. The first US outpost of the popular Santo Domingo restaurant, Jalao NYC was created by a collaboration between Richard Sandoval Hospitality and Jalao founder Antonio Espaillat. Just beyond the restaurant at ground level, the hotel also features a 750-square-metre courtyard with a garden and ample outdoor seating, which is a hub of live music and activity for the hotel.

Bringing a jolt of electric energy to an often-overlooked part of Manhattan, Radio Hotel and Tower addresses Washington Heights’ pressing lack of hotel rooms. It celebrates the area’s community,

furthering the urban qualities of the surroundings without departing from the already-existing urban character. And of course, it creates a landmark that brings attention to the neighbourhood; already this new addition has attracted praise and interest, with Time Out New York writing “suddenly we’re itching for a staycation way, way uptown”.

뉴욕 암스테르담 애비뉴에 이색적인 블록형 수직마을이 들어섰다. 컬러풀한 버티컬 빌리지(Colourful vertical village)라는 별칭답게 새롭게 지어진 라디오 호텔 앤 타워는 8가지 다른 색상의 유약 벽돌로 마감된 블록 스택의 독창성으로 도시 구조에 차별화를 꾀한다.

건물은 적지 않은 높이 탓에 맨해튼 상부 스카이라인에 극적인 영향을 주지만 주변 환경을 압도하지 않도록 수직적으로 적층되어 있는 것이 특색 있다. 이러한 블록 적층 방식을 통해 탄생한 여러 개의 야외 테라스와 지붕의 야외 공간은 공간의 효용 가치를 한껏 높여준다.

외부에서 볼 때 자칫 복잡하게 보일 수 있는 건물의 공간은 27,200㎡ 면적에 복합용도 호텔과 오피스, 접객 공간, 이벤트홀 등으로 효과적으로 매스와 존이 형성된다. 여기에 건축가는 건물의 블록 색상을 용도와 사용자의 편의성에 맞춰 효율적으로 재배치한다. 상하부의 스택 매스 색상은 밝고 차분함을 추구하면서 사용자의 필요에 따라 적절히 컬러를 반영한다. 밝은 녹색, 노란색, 파란색, 빨간색, 주황색의 밝은 색상은 상부 블록으로 꾸며지고, 더 차분한 자두, 청록색 및 회색 갈색은 저층부에 채색되어 방문객을 맞이한다.

MVRDV의 창립 파트너인 위니 마스는 “뉴욕 맨해튼의 북쪽지역인 워싱턴 하이츠는 남쪽에 있는 다른 맨해튼 지역과는 매우 다른 독특하고 흥미로운 특성을 가지고 있다”며 “동네에서 흔히 볼 수 있는 작은 블록을 수직으로 쌓아올린 형태에서 영감을 얻었으며, 지역 전체에서 볼 수 있는 밝은 색상을 추가하면서 도시를 빛내주는 등대와도 같이 디자인했다”라고 밝혔다.

개발사인 영우앤어소시에이츠(Youngwoo & Associates)의 파트너인 마가렛 리는 “호텔과 레스토랑에 근무하는 직원의 70%는 인근 지역 출신에서 채용했으며, 여기에 우리의 존재가 지역 사회에 상당한 경제적 투입을 가져올 것이다”고 건물이 지역사회에 끼칠 영향력에 대해 기대감을 전했다.

건물 내부에는 221개의 객실을 갖춘 라디오 호텔이 마련되어 있으며 내부 욕실은 블록의 색상과 동질감을 형성한다. 호텔 블록과 같은 층에는 16,000㎡의 오피스 공간이 자리하며 1층은 리테일과 레스토랑이 자리한다. 12층의 파란색 블록은 전용 이벤트 공간이 자리하며 옥상 테라스에서는 맨해튼의 멋진 전망을 바라볼 수 있다.

이처럼 라디오 호텔 앤 타워는 다채로우면서 유쾌한 색채 블록 스택을 통해 기존의 도시적 성격에서 벗어나지 않으면서 주변 환경의 도시적 특성을 한층 품위 있게 발전시키고 있다는 점에서 높이 평가할 만하다. ANN
