지속가능한 오피스 공간 환경을 추구한 암스테르담 후데 둘른 로테라이엔

나뭇잎과 숲을 형상화한 6,800개의 빛나는 알루미늄 녹색지붕, 949개의 태양광 패널과 빗물저장시스템을 갖춰...

네덜란드의 후데 둘른 로테라이엔(Goede Doelen Loterijen) 본사는 600명의 자선복권 직원들이 함께 일할 수 있는 지속가능한 사무실로 리노베이션한 곳이다. 건물은 기존의 폰델 파크 근처에 여러 곳으로 흩어져 있던 업무 공간을 암스테르담 남부의 방치된 빈 사무실을 개조해 자우다스 신사옥으로 통합한 것이다.

설계는 네덜란드에서 유명한 베넨트 크라우벨 아키텍츠(Benthem Crowel Architects)가 맡아 2014년부터 설계를 진행해 2018년에 이르러 완성했다. 건물은 내 집 같은 사무실을 개념으로 무엇보다 공공식당과 오디토리움, TV스튜디오 등의 다양한 서비스를 통해 직원에게 편안함을 부여하며 이웃에게는 투명하면서 접근하기 쉬운 공간을 구현하고자 했다. 직원들은 예전 건물 근처에 있던 폰델 파크를 신사옥으로 가져오고 싶어 했다. 직원들의 바람은 신사옥의 녹색지붕을 표방한 커다란 지붕 아래 여러 가지 기능이 한데 엮어져 있는 공간을 탄생시킨다. 커다란 나무 모양의 기둥이 받치고 있는 지붕은 입구의 캐노피와 내부 아트리움을 형성한다. 큼지막한 나무 그늘 아래 펼쳐진 아트리움은 직원들의 휴식과 커뮤니티의 기능을 돕고 시원스럽게 개방된 계단을 통해 각 층으로 손쉽게 이동할 수 있다.

지붕은 6,800개의 광택이 나는 알루미늄판으로 만들어졌으며 나뭇잎을 형상화함으로써 실제로 숲 속을 산책하는 느낌을 받는다. 독특한 지붕구조 덕에 상부로 한껏 보이드된 아트리움과 내부 공간 곳곳은 장소에 따라 색채와 빛의 조도, 공간 분위기를 달리한다. 지붕은 949개의 태양광 패널과 LED조명을 부착하여 건물 내로 지속가능한 에너지를 공급하는 탁월한 면모를 보여준다. 여기에 더해 지붕에는 빗물 저장시스템을 갖춰 정원에 물을 공급하는 기능을 맡는다. 건물에 사용되는 37%가 빗물을 받아 사용할 수 있다. 기존 건물의 철거한 자료는 건물 개축 시 재사용되었으며, 가급적 모든 재료는 설계 단계부터 지속가능성을 충분히 검토해 활용되었다.

내부 공간 곳곳에는 지역 주민과 함께 할 수 있는 공간이 마련됐다. 그라운드 플로어에 자리한 이탈리안 레스토랑은 직원은 물론 지역 주민이 이용할 수 있다. 2층의 오디토리엄 역시 주민은 물론 인근 학교 학생들이 애용하는 곳으로 벽에 부착한 알록달록한 블록은 필요 시 빼서 앉을 수 있는 여분의 좌석이자 음향을 고려한 여러 기능을 담고 있다. 그밖에 초록 식물로 조성한 루프탑가든, 요가스튜디오, 보육시설, 마사지 등 직원들의 복지를 위한 시설이 마련되어 내부 공간의 풍성함을 더한다.

이러한 환경을 생각하는 적극적인 시도 덕에 후데 둘른 로테라이엔 사옥은 영국의 친환경건축물인증인 브리엄(BREEAM)의 Outstanding 등급을 받았으며, 지속가능한 개축 건물의 모범적인 사례로 평가받고 있다.

Benthem Crouwel Architects transformed an empty, neglected office building in Amsterdam South into a high quality, inspiring and sustainable office where all employees of the Goede Doelen Loterijen(Dutch Charity Lotteries) can work together. The building received the BREEAM rating ‘Outstanding’- making it the most sustainable renovated property in the Netherlands. The 600 employees of the Charity Lotteries had been scattered among different locations for years, and the client wanted to give them a collective home. This home needed to be a highly sustainable building, an important condition for this company that has sustainability as one of its core values. The social ambitions and idealism of the Charity Lotteries are now made visible in their office building – a transparent, accessible building that serves the employees as well as the neighborhood, and is a welcome addition to the nearby business district Amsterdam Zuidas. Besides offices, the building houses a public restaurant, and auditorium and a tv studio. The Charity Lotteries employees were involved in the design from the very beginning. Everyone was invited to share their thoughts, and through this unique process of co-creation a building emerged that fits the unique atmosphere and work practice of this organization like a glove. It was the employees’ wish to bring the green from the park at their old locations to the new office. To fulfill this wish a roof was created that is green in every possible way. Slender, tree-shaped columns – three large ones and three smaller ones – support the roof. In this roof 6.800 leaves made of polished aluminum unfurl, creating a beautiful dappled effect on the walls and floors, reminiscent of an actual walk in the forest. Colors, light intensity and atmosphere change depending on where and when one walks through the building. The new roof acts like a grand gesture towards the surrounding area and is visible not only from the high-rises of the nearby business district but also(on eye level) from the houses in the neighborhood. By choosing to renovate and expand an existing building instead of designing a new one, and by using the newest and most cutting edge sustainability techniques, the new housing for the Charity Lotteries became not just an energy neutral, but an energy positive building. In the spectacular roof, 949 solar panels provide energy. The roof also collects rainwater that is subsequently used to irrigate the roof gardens, and to supply the sprinkler and flushing systems with water. Materials from the demolished parts of the old building have been reused, and all newly used materials have been tested for sustainability and can be repurposed in the future if necessary. All these measures have rewarded the building with the BREEAM rating ‘Outstanding’, making it the most sustainable renovated building in the Netherlands. The final score was 92,61%, with 85% being the minimal score to receive this rating.

Jan Benthem graduated as engineer from the Faculty of Architecture at Delft University of Technology in 1978. In 1979, he founded the office Benthem Crouwel Architects in Amsterdam together with Mels Crouwel. Jan Benthem is a member of the Royal Institute of Dutch Architects (bna) and a honorary member of the Association of German Architects (bda). Jan Benthem has extensive experience as a lead architect of design teams in infrastructure and complex urban projects such as the North/South Line in Amsterdam (metro) and the renewal of the public transport terminals Amsterdam Central, Rotterdam Central, Utrecht Central and The Hague Central Station. Since 1988 he has been the chief architect of the Schiphol Airport. Jan Benthem has given public lectures in the Netherlands and abroad, including Amsterdam, Berlin, Bochum, Chicago, Darmstadt, Delft, Dortmund, Eindhoven, Hamburg, Hanover, Hong Kong, Karlsruhe, Cologne, Leuven, London, Munich, New York, Rome, Rotterdam, Stockholm, Stuttgart, Utrecht, Toronto, Trier and Vienna.
